Homeowners Insurance in Contra Costa County and the Foothills
Coverage for your home, starting with our main company and shopping others when it isn't the right fit.
What Homeowners Insurance Covers, and What It Doesn't
Homeowners insurance in Contra Costa County, and anywhere else in California, does a few big jobs. It pays to repair or rebuild the house after a covered loss like a fire. It covers your belongings. It helps with somewhere to live while the house is being fixed. And it includes liability, which protects you if someone gets hurt on your property and blames you.
The number that matters most is dwelling coverage: what it would cost to rebuild your home today, not what you paid for it or what it would sell for. Building costs have climbed, and a policy written years ago can fall short. We check that number with you.
A standard homeowners policy leaves some things out. Earthquake damage isn't covered, and neither is flood. Each takes its own policy, and we can help with earthquake insurance and flood insurance too. If your liability limits feel thin for what you own, an umbrella policy adds more on top.
This page is for homeowners who want a second look: people shopping for the first time, people whose renewal came in much higher, and people holding a canceled or non-renewed letter. The policy wording always decides what's covered, so we go through the coverages with you before you sign anything, not after.

How Darlene Baxter Insurance Agency Finds the Right Homeowners Insurance
Darlene Baxter Insurance Agency starts with our main company. If your home fits there, that's usually the simplest path. When it doesn't, we look at other companies available through our brokerage. You get more than one look at your home, not one company's yes or no.
If no standard company will take the home right now, usually because of wildfire risk, the next step is the California FAIR Plan paired with a wrap policy. Our FAIR Plan and wrap page explains how that works. We try the standard route first.
Darlene Baxter has been in insurance since 2009. She and Michelle Henning, our personal insurance agent, handle most of the homeowners work themselves, for homes from Pleasant Hill to the mountains. Some homes are simple. Some are older, up in the hills, or cost a lot to rebuild. One review put it this way:
★★★★★
"We ran into several roadblocks with other providers due to the property's high rebuild cost, and time was of the essence. Darlene stepped in right away, explained exactly what was needed, and guided us through the process with clarity and confidence."
From a client who insures more than one property:
★★★★★
"Whether it is an owner occupied, 2nd home or an investment property she can do it all."
What to Expect When You Call About Your Home
It starts with a conversation, not a form. Darlene's first words are usually "Tell me about your house." How old it is, the roof, the updates you've made, and what's going on with your insurance right now.
Next, we look at what you have today. Most of the time we can gather the details ourselves. If a declarations page is handy, it helps us see your current limits and your renewal date.
Then we shop, starting with our main company. When we have options, we lay them out side by side in plain words: what each one covers, what it leaves out, and what it costs. If your auto is with another company, we'll show you what home and auto insurance look like together, so you can decide if combining them makes sense. You choose. There's no pressure to switch anything today.
Once you pick, we handle the application with you. After that, we offer a review at every renewal. Prices and companies change in California every year, and if a better option opens up for your home, you'll hear about it. The review step in our process shows what that looks like.
We can't promise approval or a price. Those decisions belong to the insurance companies. You'll always know where things stand.
Homeowners Insurance Across the Areas We Serve
The office is in Pleasant Hill, and much of our homeowners work is right here in Contra Costa County: Pleasant Hill, Walnut Creek, Concord, Lafayette, Martinez, San Ramon, Alamo and Danville.
We also insure homes in the foothills and mountains: Tuolumne County with Sonora and Groveland, Calaveras County and Angels Camp, El Dorado County with Placerville, El Dorado Hills and Cameron Park, and Soda Springs in Nevada County. The questions change with the location. A home in the hills gets asked about brush and fire access. A home in town may be more about the age of the roof or the plumbing.

Frequently Asked Questions
Does homeowners insurance cover earthquake or flood damage?
No. A standard California homeowners policy leaves out both. Earthquake and flood each need their own policy, and we can quote those alongside your home.
My homeowners insurance was canceled or non-renewed. What now?
Call us as soon as the letter arrives, because the date on it is your deadline. We start with standard companies, and if none will take the home, we look at the FAIR Plan with a wrap policy.
How much homeowners coverage do I need?
Enough to rebuild the house at today's building costs. That's often different from the price you paid or what it would sell for. We go through that number with you before you choose a policy.
Do you work with only one insurance company?
No. We start with our main company. When it isn't the right fit for your home, we look at other companies available through our brokerage.
